People will have to accept reality that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. I now look towards the stock market to fuel my millionaire goal. Sure I'm not alone in my chain of thoughts.

Truth, time is money as are renovations expensive. Better to take a small hit in rent than lose money during a vacancy and renovating and upgrading the place. Been there, done that!

You want to sign a 2 year lease but most tenants don't like 2 year lease just in case they need to move out early, takes longer to rent it out too, one year lease is very common and landlords and tenants both like it.

This is only good advice if you have properties in a-class neighborhoods you want to keep people as long as possible if you have em in bad or so so hoods you dont want to give them that comfort
