I live in Seattle! Where is this at? I grew up on a huge mountain near the border North of here and the drive can be fun or a real HUGE pain- depends on traffic and the season. Hot summers and being stuck for 6 hours was the worst ( especially when you have younglings!) Same for winters! We totally shut down all car washes (even the ones that high air dry your auto!) anywhere near Seattle! I've only found a couple that are in small towns that stay open- but mostly all of them shut down when it gets crazy ice cold!
If you plan on buying in the PNW (Pacific Northwest) from out of State- prices have gone up crazy high since the whole COVID-19 showed it's bumm. Far worse the past 4 years. Even renting a studio can get to 3 grand per month without any utilities included! Seriously sucks as I actually HAVE to move and can't find a tiny studio less than 2k! Not even a 1 bedroom! This state has turned to a multi millionaire state sadly... So yeah, it's beautiful but air quality is very bad for too many years now and flooding as well as heat is insanely bad!

Deck is a bit too close to the tree. They might get some deck or structural deformity in a year or two without ongoing maintenance for clearance of the tree.
