So happy for my Sellers! We just hit a major milestone in the selling process and have found a buyer for their property! Their beautiful home captured a lot of attention and the feedback has been great. I couldn't be more thrilled for both parties.
My clients have been working really hard to accommodate showings and keep the house pristine with two young kids. We are looking forward to getting them closed and on to their new home so they can walk their kids to school when school starts! ๐ I had the awesome privilege and fun challenge of finding them there forever home in Washington state. The journey started about a year ago when we first met in person, and we very casually looked at what was available in the market because they were looking for a very unique property ๐
In January, they gave me a call and said "Ok, Hal! We're ready to get really serious" (when you're looking for a very specific property it can take several months especially when inventory is low). So we set out doing virtual showings ๐ป on Friday Jan 13th, we saw about half a dozen homes over the next 6-7 weeks before they decided to put an offer in at the end of February, which was accepted (yay!). Except, when they traveled up here to see the home in person and it just wasn't right.
โ We terminated that contract and went back into the market facing multiple offers (twice). It had been about 3 months of searching and that can be very discouraging. But we kept at it and finally found a home they were SO excited about. We went under contract in March and it's been a two-month process between escrow and a leaseback for them to finally have the keys.
They have been incredibly resilient! Now, as they embark on the new chapter in their lives I want to wish them all the happiness and success in their โจbeautifulโจ new home.

First home vibes! My dear, sweet client only needed to see this home once to *know* it was his. Anyone could see that this home was RIGHT. A Goldilocks moment.
We had some big, expensive question marks after inspection but kept getting good news that things were fine or less expensive than we anticipated (things always come up on inspection reports). It was a process to work through and we had many follow up appointments with specialists.
In the end, we got to close early on his lucky number date. Kismet.

If you're planning to sell your home this year, here's what you need to know from your Realtor that's active in this market ๐
1๏ธโฃ Buyers are out shopping! Since the turn of the New Year, we've seen an uptick in showing activity in WA. We're even seeing multiple offers on some properties!
2๏ธโฃ We're obviously not in the Covid Seller's market anymore - expect to be on the market about 30 days (instead of 5 days like 2020-2022). I'll do everything I can to reduce that time to find a Buyer, of course!
3๏ธโฃ Inventory is still low. We have just 2.6 months of inventory! This means less selection available for Buyers and potentially more eyes on your home if you do things right.
4๏ธโฃ Pre-listing prep & proper pricing are more important than ever! Buyers don't have it easy right now with interest rates (even though we're down slightly from the 7% peak in November 2022) so rightfully so they are being cautious and calculated when making offers. Therefore, your home has to demonstrate the value they're getting in exchange.
